Local context
Logan is one of our busier areas, mostly because of the volume of rental stock and the rate it turns over. The typical booking is a property manager with a vacant property, a bad feeling about the last tenancy, and a re-letting date to hit.
If the result may end up in front of the tribunal, book detailed sampling rather than a whole-property composite. A composite is a real laboratory result, but it is an average, and an average is easier to argue with.

Which kit suits Logan
One piece of advice we give every Logan landlord: do not clean, paint or air the property out before sampling. It feels counterintuitive, but a property that has already been scrubbed and repainted gives distorted readings, and a distorted reading is worse than no reading. It can send you either way for the wrong reason.

Common questions
No. Cleaning, repainting or airing out beforehand distorts the result and can hide a genuine problem or create a misleading one. Leave the property as it is and let the sampling tell you what is actually there.
A documented on-site test with laboratory analysis and chain of custody is built for that. A kit you use yourself is not, because you took the samples. If a tenancy dispute is likely, book on-site sampling rather than a kit.
Assume not. Because you collect the samples yourself, a kit does not carry independent chain of custody, which is what QCAT (the Queensland Civil and Administrative Tribunal) would generally expect. For a dispute, book documented on-site sampling instead.
